    Victorian Restorations has been providing complete exterior heritage building restoration and coating solutions for period and heritage listed properties throughout Victoria since 1994. We are an accredited exterior building restoration company, having completed extensive work on numerous renowned heritage and National Trust buildings throughout Victoria.

    Victorian Restorations provide a multitude of artisan solid plastering applications including sand and cement based render, acrylic texture, traditional stucco, decorative and lime based finishes with mineral oxide bases, internal white setting, restoration and creation of original rustification lines, running moulds and lathe and plaster restoration.

    Victorian Restorations are experts in the sourcing, supplying, casting and installation of exterior ornamental period embellishments including urns, orbs, finials, corbels, patraes, keystones and lettering. We can provide finish and colour consulting and also where required, the repair and restoration of iron lacework, period fencing, timber detailing, verandas and balustrades for the complete facade restoration of your heritage property.

    In addition to exterior heritage parapet façade restoration and traditional solid plastering services, we manage any permits required for property access including footpath occupancy permits, installation of aerial visual covers, power and tram shut downs for scaffold erection as well as traffic management, covering all façade restoration compliance and processes as required.

    1. Façade Restoration

    Victorian Restorations cover every aspect of the façade restoration process and where required can provide:

    • Scaffold supply and installation

    • Footpath Occupancy Permits for access requirements

    • Hiring of elevated working platforms such as knuckle booms and scissor lifts

    • Installation of aerial visual covers (tiger tales) for working near overhead electricity lines

    • Power and tram shutdown coordination for scaffold erection

    • Traffic management

    4. Heritage Information

    Prior to initiating a heritage property restoration, the first point of call would be to contact the relevant council’s planning department to find out if there are any overlays and/or restrictions and what these restrictions entail; you can also do this yourself via the land.vic.gov.au website. It is also a good idea to obtain the history of the building where possible such as when it was built and its original use to better understand its period architecture aesthetics and which construction methods were used.

    Upon embarking on a heritage listed property renovation, Victorian Restorations recommends consideration being given to the following:

    1. Commencing from the ground up. Building foundations need to be structurally sound before you can move forward with restoring any other part of the building.

    2. Erosion happens over time and is the result of atmospheric pollution, foundation movement and the expansion and contraction of building materials due to weather conditions. In particular over parapets, water penetration is the main area to address prior to completing an exterior restoration.

    3. Adjacent or neighbouring properties are a visual point of reference in the event of completely missing ornaments or detail; these give you an idea of what the building originally looked like. You can also compare those structures with what remains and work from there in engaging professionals to restore the building to resemble its original architecture. In some cases, you may even be able to obtain original plans from your local council if required.

    4. Being aware that there may be hidden costs which could arise in addition to the heritage facade restoration itself and these can include: installation of aerial visual covers (tiger tales) to enable contractors to work near electricity; footpath occupancy permits to allow for scaffolding; the hiring of elevated work platforms for access if required; and in some circumstances where there is extreme structural deterioration, you may need to engage with an engineer to ensure the building is structurally safe before moving forward aesthetically.
